Can I refinance a low-doc home loan without tax returns?

Some eligible self-employed borrowers may be able to use a streamlined refinance pathway. Start with a review of your latest 12 months of home-loan statements, then confirm the lender’s credit, equity, affordability and documentation requirements. Good repayments alone do not guarantee approval.

If you’re self-employed and your home loan is sitting with a non-bank or private lender, you may be paying more than you need to. A low-doc loan may have been the right solution when your business was new or your tax returns weren’t ready. It doesn’t have to be your forever loan.

The “Easy Refi” is my name for a streamlined refinance pathway that may help eligible borrowers move to a competitive bank or prime-lender home loan without the usual full set of business financials and tax returns. We start by reviewing your repayment history, then check the lender’s other requirements.

“I’d refinance, but I don’t have financials”

This is a common reason business owners stay put. You’re busy running your business, between tax-return cycles, or assume refinancing means rebuilding a full income-document pack.

Some lender pathways may use your existing home-loan repayment conduct as part of a streamlined assessment. Twelve months of loan statements showing repayments made on time can be an important starting point. The documents needed depend on the lender and your circumstances; a personal income declaration or other evidence may still be required.

A hypothetical plumber: from 7.84% to 6.29%

Imagine Ben, a self-employed plumber. He originally took out a low-doc home loan with a non-bank lender because his business income didn’t fit the standard documentation requirements at the time. His current interest rate is 7.84% p.a.

Ben has now made every scheduled repayment on time for 12 months. His loan statements verify that clean repayment history. After reviewing his credit, property, equity, loan structure and the lender’s affordability and eligibility requirements, assume he qualifies to refinance to a bank home loan at 6.29% p.a. through an eligible streamlined pathway.

In this hypothetical example, he doesn’t need to assemble the usual full business financials and tax-return package. His verified repayment record is a key part of the assessment. That’s why I call it Easy Refi: a simpler way to explore a move from an expensive low-doc loan back to bank lending.

What could the repayments look like?

  • Loan balance: $600,000.

  • Remaining term: 25 years, kept the same after refinancing.

  • Repayment type: monthly principal and interest.

  • At 7.84% p.a.: approximately $4,567 per month.

  • At 6.29% p.a.: approximately $3,973 per month.

  • Potential repayment reduction: approximately $595 per month, or $7,135 over 12 months.

Illustration only, not an actual client outcome or a current rate offer. The 1.55 percentage-point rate reduction and repayment figures assume the stated rates remain unchanged, the same loan balance and term, and no fees added to the loan. Figures are rounded and exclude refinance costs, ongoing fees, offsets and lender calculation differences. The repayment reduction is not the same as an interest-only saving. Rates and eligibility must be confirmed for your application.

Could Easy Refi suit you?

It may be worth exploring if you:

  • Are self-employed or run a business.

  • Have a low-doc home loan with a non-bank or private lender.

  • Are paying a higher rate than you’d like.

  • Can provide 12 months of statements showing a strong repayment record.

  • Have good credit conduct and a property and loan that meet lender criteria.

A clean repayment record is a starting point, not automatic approval. Lenders still assess affordability, expenses, other debts, credit history, property security and equity. Cash-out, debt consolidation, recent arrears or a change in circumstances may affect whether a streamlined pathway is available.

Compare the whole refinance, not just the rate

A lower rate can ease monthly pressure, but we also compare discharge and establishment fees, any fixed-rate break costs, valuation or mortgage-registration costs, potential lenders mortgage insurance and ongoing fees. Offset access, redraw and repayment flexibility matter too.

Keeping the remaining loan term the same makes the repayment comparison more useful. Extending the term can lower repayments while increasing the total interest paid over time. I’ll help you compare the costs and likely break-even point before you decide.

Getting started is straightforward

Call or email me with your current lender, approximate home-loan balance and interest rate. We can then arrange a secure way for you to provide your most recent 12 months of loan statements.

I’ll review the repayment history and check whether an eligible refinance option may be worth pursuing. You don’t need to begin by pulling together a full financials and tax-return pack; I’ll explain the documents required for your situation before you apply.

Easy Refi questions

Are 12 months of good repayments enough to guarantee approval?

No. Loan statements can establish repayment conduct, but the lender must also assess eligibility, credit, affordability, security and any other required information.

Will I need financials or tax returns?

An eligible streamlined pathway may avoid the usual full business financials and tax-return package. Requirements vary, and a declaration or other supporting evidence may be needed. Matthew will confirm the requirements for your circumstances.

Is 6.29% available to everyone?

No. The rate is used only in the hypothetical plumber example. It is not a live quote or guaranteed offer; actual pricing depends on the lender, loan and borrower at the time of application.

Does Easy Refi apply to commercial property loans too?

Commercial refinance has different eligibility and documentation rules. If your loan is secured by business premises, explore Easy Commercial Refi or speak to Matthew about the appropriate pathway.

General information only. Eligibility, rates and lending criteria vary by lender and borrower. Refinance involves lender assessment and approval and may involve fees and costs. Compare the total cost and features before proceeding. This is not a guarantee of approval or a recommendation to refinance. Example prepared 8 October 2026.
